Strategic Construction Planning in Healthcare: Managing Costs, Risks, and Future Needs

This panel explores practical strategies to control costs, reduce risk, and accelerate project delivery across inpatient, outpatient, and ambulatory environments. Attendees will gain insights on effective master planning, creative capital and development partnerships, smarter delivery models, modular and flexible design, and real-world lessons learned from recent projects navigating inflation, tariffs, and market volatility.

  • Identify key cost drivers and risks impacting healthcare construction today—including tariffs, material volatility, regulatory requirements, and delivery model choices—and apply strategies to manage them proactively throughout the project lifecycle.
  • Evaluate flexible, modular, and standardized design approaches to determine when they improve cost, speed, and adaptability, and how interchangeability of space can support higher acuity populations and uncertain future needs.
  • Apply master planning and phased decision-making frameworks that help stakeholders revalidate assumptions, align capital resources, and avoid common pitfalls such as premature developer engagement or misaligned sequencing.
  • Assess creative financial and development strategies—including P3 arrangements, REIT partnerships, ground leases, and offloading utilities or structured parking—to offset capital constraints, reduce occupancy costs, and support long-term portfolio resiliency.
